South Atlanta’s Demographics

Life happens here.

Henry County has experienced exponential growth over the last decade. According to the US Census Bureau, Henry County was the 8th fastest-growing county in the nation by population from 2000-2006 and was ranked 6th in housing growth during the same period. The area’s population is projected to grow nearly 3% each year over the next 5 years.

Henry County’s retail development has not kept pace with the steady residential growth resulting in a market severely under-retailed. The residents within the 15-mile trade area represent true buying power spending over $6 billion dollars in 2009 on the following:

  • apparel & services
  • household furnishings & equipment

Further, the area’s solid infrastructure provides convenient access to the entire region, supporting a 15-mile trade area with a regional draw of eight counties, as far south as Macon.
